Here are just some of the many benefits of Property Guardianship in London:
1. Affordability
One of the main benefits of property guardianship is the affordability. The overall costs are always substantially less that traditional renting with property guardians saving on average between 50%-60% on housing compared to traditional renting.
2. Reduce monthly outgoings
Guardians not only save on monthly accommodation, but many shared buildings are often inclusive of bills, utilities and council tax. In the more central locations or locations which are close to places of work, guardians will often save money on commuting costs too. We often find our guardians are saving money to put towards a mortgage, new car, a studio or creative space, setting up a business or travelling, and this is a key driving force to becoming a guardian.
3. Live in great locations
Property Guardianship schemes provide an alternative way to live which is both unique and affordable. Many of our properties are located in normally expensive, desirable locations, such as city centres, meaning that many guardians are able to live in amazing locations for much less money.
4. A range of interesting properties
The nature of property guardian schemes means that the buildings we protect are incredibly varied. Our portfolio includes pubs, schools, care homes, police stations, office buildings, theatres and more. Traditionally, property guardianship means living within a shared property, but LOWE also offers a range of properties from self-contained 1- and 2-bedroom flats, large studios and communal living. Most of our properties are located in London but we also have properties in Brighton, Bournemouth, Winchester and Oxford.
5. Large living spaces
Most of our properties have large communal spaces, and our creative guardians often transform these spaces into art or photography studios, freelance space or home gyms – we even have a skate park in one of our properties!
6. Meaningful use
Property guardians protect the property for the owner, and in return receive a great place to live and low-cost accommodation. Protecting an empty building is a meaningful thing to do and guardians bring vacant properties back to life, benefiting the whole community. LOWE has a dedicated group of professional guardians who take pride in and help protect the premises in which they live.
7. LOWE Foundation
Social impact is a vital part of our business practice, and property guardianship addresses two major issues in real estate today; affordable housing and environmentally sustainable housing. We want to engage with causes that are important both to our clients and guardians. The LOWE Foundation is the charitable arm of the company, as we take moral responsibility to the greater London community seriously. We work with our guardians and landlords collaborating on projects and promote valuable causes with a primary focus on local charities and the prevention of relief of poverty.
8. Growing community
Our guardians are vetted extensively, resulting in a socially responsible, reliable and professional community of like-minded people who take excellent care of the buildings they protect. When surveyed, approximately 50% of guardians said they chose LOWE for its positive reputation as a socially minded business. By providing budgets for social events, open communication with the LOWE guardian team and the appointment of Head Guardians, we encourage guardians to buy into their communities, homes and to increase the amount of voluntary work they carry out in the local communities.
9. Head Guardians
We appoint Head Guardians at all of our properties to foster community and structure in a large communal setting. Head Guardians act as a representative for their community and work with LOWE to keep us informed and aware of any potential issues. Head Guardians become the heart of their community and they are an invaluable part of LOWE.
10. Flexible accommodation
The licence agreement is the legally binding contract entered into with guardians. The contract outlines the guardian’s duty of care to the property, including the flexible living arrangements, requiring just 28 days’ notice to leave.
11. Always somewhere to live
Due to the nature of our business, if guardians wish to carry on being a LOWE guardian when their property is handed back, we will always do our best to relocate as many of our property guardians as possible in available living spaces across our portfolio.
